Operations automation · Northern Michigan

You built the business. We'll build the system.

NorthSmith builds AI automation and internal tools for operations-heavy businesses. We're not consultants working from the outside — we run a 13-property rental portfolio, and every system we sell removed real hours from it before it was ever sold to anyone.

What we do

Software that removes the work, not software that tracks it.

Most operations tools give you a nicer place to do the same manual job. We're interested in the jobs that stop needing a person at all.

01

AI & workflow automation

Reconciliation, reporting, scheduling, messaging — running on their own, wired into the systems you already pay for. Nothing has to be replaced to start.

02

Dashboards & internal tools

Custom software shaped around how your team actually works, instead of bending your process to fit someone else's product. Permissioned, fast, and cheap to run.

03

Websites & customer portals

Public sites, booking flows and logged-in portals that connect to the same systems as everything else — so the site isn't a separate island someone has to keep updating by hand.

We also handle systems integration, reporting and owner statements, data cleanup, and full operations audits.

Proof of work

A thousand hours had to come off something real first.

Haze Retreats — our own short-term-rental portfolio across Northern and Southwest Michigan — is where all of this is built, broken, and hardened before it goes anywhere near a client.

A 13-property portfolio operated by automation rather than headcount.

Guest messaging, dynamic pricing, cleaning dispatch, owner statements, payout reconciliation and review management all run as scheduled workflows. When something fails it raises an alert to a monitored inbox — rather than being discovered at month end, by hand, in a spreadsheet.

PayoutsReconciled against bookings automatically, with mismatches flagged for a human
PricingRepriced against live competitor data every week, per property
StatementsOwner statements built and delivered monthly without being touched
MessagingGuest communication handled across every booking channel

What that looks like on one job.

A guest checks out. Nobody tells anyone.

The booking system reports the departure, the cleaning platform gets a job created against the right property with the right crew and window, the cleaner gets the message, and the turnover is logged against the owner's statement — with the charge rate and the cleaner's pay rate tracked as separate numbers so neither one has to be reverse-engineered at month end.

If the clean isn't marked done before the next arrival, an alert goes out. That is one workflow of fifty-four.

NorthSmith CleanOps

A cleaning-operations platform for short-term-rental managers and the cleaning companies they work with — leaner and cheaper than the incumbents, because it only does the job it was built for.

  • Three roles — operator, cleaning company, crew — each with their own view
  • Tenant isolation enforced in the database, not just the interface
  • Charge rate and pay rate tracked separately, never derived from each other
  • Mobile-first, because the crew is never sitting at a desk

Tell us where the hours go.

If your team re-enters the same data in three systems, or someone loses a day each month building a report, that's the conversation worth having. No pitch deck — just a look at your actual process.
